I'm looking to rent a residential property, do I need an agent?

No, you don’t necessarily need an agent if you prefer to do your own search and manage the whole rental process.

You can simply browse the more popular, reputed portals such as Property Guru or 99.co to view the current rental listings available on the market. 

You can also choose to hire an agent to help you shortlist, coordinate the viewing appointments, manage the lease negotiation, prepare the Letter of Intent (LOI) and vet the entire contractual process. 

What do I need to know if I'm not hiring a property agent as a tenant?

First of all, I have to caution against some listings on portals such as Carousell or Facebook Groups/Marketplace as there were news reports on scams where deposits are placed for fake listings. 

Unlike Property Guru or 99.co where only licensed property agents can post, these portals can be posted by anyone. So remember, you do not need to pay anything for a viewing. 

it is also common for property agents representing the landlord to ask for a profile (as long as it is not discriminating), because landlords do reserve the right to select tenants with a preferred lifestyle or living habits. For instance, whether tenants own pets or do heavy cooking. 

What do I need to prepare if I'm not represented by an agent?

  1. After you have decided to rent a property, prepare a Letter of Intent (LOI) along with either a good faith deposit (either 1 or 2 months of agreed rental amount) to the landlord.

  2. Read and understand all the terms of the Tenancy Agreement (TA) before signing. You will also need to place an additional one or two month security deposit at this point. This is for any additional repairs or defects needed during the handover of property when you end your lease.

  3. Your landlord or landlord’s agent will make copies of your identification documents and work passes (if applicable).

  4. You will then also need to check through the inventory list provided to ensure that everything that is included in the lease is in the property.

  5. After moving in, prepare a condition report of the property on the defects you need the landlord to fix and the defects that were present prior to your stay but are okay to live with. You will typically have one-month after the move-in date to compile the condition report. 

  6. Understand that during the course of your stay, usually you are responsible for the aircon units servicing fees, as well as to repair anything is in the inventory list, paying up till the stiputated small repair fee, per item, per repair.
